Delray Villas plat 4/5 is a 491 unit non-gated 55 plus community situated between Lake Ida Road and Via Delray, off of El Claire Ranch Road. Main access can be had from LaSalle Road and Dusenburg Road from El Claire Ranch Road, as well as Shelby Trail off of Lake Ida Road.

We boast both single and duplex single story villas, situated on a lake, canal or another border. Through our parent organization, we enjoy two clubhouses. One is for our shows and large gatherings, and the other for smaller gatherings, as well as game, ceramics and billiards rooms.

The nine member board of directors consists of full time residents who are charged with providing the services required. In order to maintain our HOA fee as a reasonable level, we are not gated nor do we employ a property manager.

Lawn cutting, fertilization and hedge trimming are included in our HOA fee, as well as insect and sub-terranian termite control in the common areas. Cable TV service including 7 HBO channels and numerous Music Channels are also provided.

Some of the amenities you will enjoy are Bocce, Horseshoe and Tennis Courts. There is a large heated swimming and lap pool. Exercise rooms and equipment are provided in Men and Women’s Dressing rooms. Further, we have many clubs whose links you can view above that will provide you with many more leisure time activities.

Next BOD Meeting

Our next Board of Directors meeting will be held on TUESDAY, DECEMBER 8th, at 7:30pm in the “B” building.

Residents that have not received their info package explaining how to order the new AT&T cable program are urged to come in from 6:30 to 7:30 to sign and receive your package. THEY WILL NOT BE MAILED. Our regular board meeting will begin at 7:30 sharp.

Our next General HOA meeting will be held on TUESDAY, DECEMBER 22nd, at 7:30pm in the “A” building. This is an important meeting, we will be voting for Board Members for 2016. Please make an effort to attend.

We have concluded our HOA information meetings with our representative from AT&T. If you have not received your information packet please click on the AT&T link above on our main menu and you can click on the link for each page that is in the packet. If you need a copy you can print it from the link. There is a special phone number (866)299-6824. This is the only number to call for info or to order your cable.


The “C” Building is now closed for major renovations. THE POOL WILL REMAIN OPEN! Bathroom facilities will be available in the “B” Building.

PLEASE NOTE: There is no overnight parking of vehicles on our streets. Vehicles can be towed away! Also, all vehicles must be parked facing the direction of traffic with 2 wheels on the grass so as not to impede the flow of traffic.

It’s now a Rule. Lollipop or Carriage lights must be kept on from Dusk to Dawn, for yours and your neighbors protection. A fine will be given to those owners who do not comply with our rule. Please do not take this warning lightly.

At our March 24th Homeowner meeting the proposed By-law change to have staggered terms for Board of Directors, overwhelmingly was approved by the membership. This will become effective at our December Annual Meeting when elections for the 2016 term are held.

A “Hearing” committee of residents is in the process of being formed to hear grievances from owners who have been fined for property infractions and wish to go before the committee to have the fine eliminated.  Homeowners are urged to comply with improvement notices they receive from the inspection committees to avoid being fined. Fines can range from $100 per day up to $1000.00 for each offense.

Association News:

The Association is recommending that each owner in Plat 4/5 join in the County wide Yellow Dot program which can save your life in the event of a serious accident which leaves you unresponsive to EMS responders. Contact Carol Michalic (270-7211) for more detailed information.


Please remember to keep sidewalks clear when parking yours or a guests vehicle in your driveway. Handicapped persons in walkers, wheelchairs etc. should not have to walk around vehicles and fines will be given to those who do not comply.


When you or another individual walk your dog, you must pick up after them or risk a fine. Please keep our plat clean.
